SAP is the Government's recommended system for energy rating of
dwellings. The Standard Assessment Procedure is used for
calculating a property’s energy efficiency. This is given on a
scale from 1 to 120, based on the annual energy costs for space and
water heating and also for calculating the Carbon Index, on a scale
of 0.0 to 10.0, based on the annual CO2 emissions associated with
space and water heating. The higher the SAP rating the more energy
efficient your home is.
Any house built after 1st April 2006 need to meet the
2005 SAP ratings, this broken down into two parts
TER: Target Emission Rate
DER: Design Emission Rate
The TER calculation is based on the property as it has been
designed making 2 assumptions
The Boiler efficiency rate and the air permeability rate
The DER calculation is the same calculation but with the true
results of the Boiler and Air permeability, the result for the DER
must be equal or better then the TER result.
Regulation 16 of the Building Regulations 2000 (England and
Wales), requires that where a new dwelling is created by building
work or material change of use, then the person carrying out the
work shall calculate the energy rating of the dwelling by means of
a procedure approved by the Secretary of State and give notice of
that rating to the local authority not later than 5 days after
completion of building work.
There are a number of companies and organisations that can
undertake the calculation procedure and provide the necessary
documentation to demonstrate compliance with the Building
Regulations. The Forest Heath Building Control department is one
such organisation with all our surveyors authorised to produce SAP
calculations and accredited with Elmhurst Energy Systems.

offer SAP calculations and certificates for our customers including

Charge for this service is currently:
£120.00 + VAT = £141.00 for the first of each dwelling type
and
£70.00 + VAT = £82.25 for each additional dwelling of a
similar type.
